Landlords – The Time is Approaching
1. October 2008 All the houses will be needed to make an energy performance certificate (EPC).
Some of the items in the legislation which I think is very important for the hosts:
Under new EU legislation by October 1, 2008, from the premises for rent, the landlord is responsible for ensuring a valid certificate is made available to all prospective tenants.
How and when do I give the energy performance certificate?
TheEnergy Performance Certificate (EPC) and recommendation of the report should be made freely available by the seller or landlord to a prospective buyer or tenant as soon as possible and no later than:
when all the written information about the building is provided in response to a request for information received from the prospective buyer or
when a viewing is conducted or
If none of these occurs before a contract to sell or rent.
Energy performanceThe certificate is not required to be available only if:
Seller believes that the prospective buyer or tenant is unlikely to provide sufficient funds for the purchase or leasing of property or is not really interested in buying or renting that type of property, or
seller or landlord is unlikely to be willing to sell or lease the property to prospective buyers or tenants (although this does not authorize unlawful discrimination)
The complexity of this legislation seems morebe fully understood by all, and led us to expand our CPE FAQ page.We landlord have developed our offering to the owners and has recently launched a new website as part of this expansion, see the link below.
